What we clean

Every job is a full disassembly-level clean. If we can't reach it with a brush and a sprayer, we take it apart.

Mini-split heads

The most-neglected unit in every NYC home. We open it up and clean what the filter never touches.

  • Blower wheel scrubbed in place
  • Evaporator coil foamed and rinsed
  • Drain pan and line flushed
  • Antimicrobial treatment

Outdoor condensers & central AC

A clogged condenser makes your compressor work harder and shortens its life. We restore the airflow.

  • Condenser coil washed inside-out
  • Fins straightened
  • Air-handler coil and blower cleaned
  • Efficiency check before we leave

Commercial refrigeration

Walk-ins, reach-ins, prep tables and ice machines for restaurants, delis and grocers. Health-inspection ready.

  • Evaporator and condenser coils
  • Fan guards and gaskets
  • Drain lines and pans
  • After-hours scheduling available

Three signs your unit is overdue

Mini-splits collect moisture every cooling cycle. Without a deep clean, that moisture grows into a mold colony on the blower wheel — the part the filter sits in front of.

  • Musty or sour smell when it startsMold on the blower wheel blows straight into the room.
  • Black specks or dripping waterThe drain line is clogged and the pan is overflowing.
  • Weak airflow, high electric billA coated coil can't exchange heat, so the unit runs longer to do less.

What a cleaning gives back

Typical results on a wall-mounted head with 2+ seasons of buildup. Your unit's numbers depend on age and condition.

How a visit goes

Most single-zone jobs take 60–90 minutes. You don't need to move furniture or cover anything.

Text a photo, get a price

Send us a picture of the unit and your ZIP. We text back a firm number and open times.

We bag the unit

A contained bib system seals under the head so runoff drains into a bucket, not down your wall.

Deep clean, not a wipe

Coil foamed, blower wheel scrubbed, drain line flushed, antimicrobial applied. Condenser washed outside.

Run test and photos

We run the system, check airflow and drainage, and leave you before/after photos for your records.

Where we work

  • Bronx
  • Manhattan
  • Western Suffolk

Questions we get

Isn't cleaning the filter enough?

No. The filter catches dust before the coil. Mold grows on the blower wheel and coil behind it, where moisture sits after every cycle. That's what causes the smell, and a filter rinse never reaches it.

Do you take the unit off the wall?

No. We clean it in place with a bib system and low-pressure rinse. No wall damage, no refrigerant lines disturbed.

How often should a mini-split be deep-cleaned?

Once a year for a normal home, twice a year for bedrooms with allergies or anywhere near a kitchen. Restaurants: quarterly.

Do you do repairs?

We're a cleaning and maintenance company. If we find a mechanical issue during the run test, we'll tell you exactly what it is and won't charge you to diagnose it.

Can I book after hours for my restaurant?

Yes. Most commercial jobs are scheduled after close or before open so your kitchen never stops.
